High-level cladding cleaning is the washing of exterior panels above safe ladder height — multi-storey offices, apartment blocks, warehouses, schools and hospitals, and high-rise elevations — using water-fed poles, mobile towers or powered access platforms, with risk assessments, method statements and exclusion zones as standard. It exists because upper panels cannot be cleaned from the ground with a ladder and a lance, however tempting that shortcut looks: the height, the wind, the ground below and the water running down all change the job completely.
Access method follows height, ground and panel, in that order. Water-fed poles reach mid-level panels from the ground and suit soft wash and chemical treatment well, because solutions can be applied and rinsed without anyone leaving the ground. Mobile towers suit mid-to-high elevations where firm, level ground exists and the work is localised. Powered access — cherry pickers and scissor lifts — suits tall, long elevations and precise work such as stain removal at height, but needs firm ground, manoeuvring room, trained operators and strict wind limits. The method is never chosen for convenience alone: ground conditions, overhead cables, pedestrian routes, glazing below and the panel's own cleaning method all constrain it.
High-level work touches every other service on this site: commercial and industrial buildings are where tall elevations are most common, aluminium and steel panels dominate upper storeys, and oxidation and pollution streaking show worst where nobody inspects closely. Safety documentation is therefore not paperwork for its own sake — it records the access choice, the wind limits, the exclusion zone, the chemical plan and the emergency arrangements, and it is shared with the building's facilities team before anyone goes up. Work stops when wind, rain or ground conditions exceed the plan, without argument. High work on commercial sites is also covered in our guide to cladding cleaning for warehouses and industrial units, and high-level cleaning is carried out for multi-storey buildings in Manchester, Liverpool and Warrington.
What's included in high-level cladding cleaning
Water-fed poles from the ground
Mid-level panels cleaned safely from the ground with purified-water poles, ideal for soft wash and chemical treatments without working at height.
Mobile towers for mid-to-high work
Towers for localised high work where ground is firm and level, giving stable, close access to panels poles cannot reach effectively.
Powered access for tall elevations
Cherry pickers and scissor lifts for tall and long elevations, operated within manufacturer wind limits and ground-bearing requirements.
Risk assessments and method statements
Written safety documents covering access, wind limits, exclusion zones, chemicals, water management and emergency arrangements, supplied in advance.
Exclusion zones and pedestrian safety
The ground below high work kept clear and signed, with pedestrian routes diverted safely and falling-water zones managed, not ignored.
All panel types at height
Aluminium, steel, composite, uPVC and timber-look panels cleaned at height by the method each material allows, not a single high-pressure approach.
Why upper cladding looks worse than lower cladding
Upper panels suffer a combination that lower panels escape. They are rarely inspected closely, so algae, pollution streaking and oxidation advance unnoticed for years; they catch more wind-driven rain and pollution, which deposits grime and then dries it in streaks below ledges and sills; and they are harder to rinse properly, because water applied at height runs down over lower panels, carrying dirt with it. The result is a familiar pattern on multi-storey buildings: clean-looking ground floors, streaked and dulled upper storeys, and a roofline band of heavy soiling where gutters and flashings shed water and debris onto the panels below.
Cleaning upper panels therefore works top-down as a discipline, not a preference: the highest elevation is treated and rinsed first, and dirty rinse water is managed as it descends, rather than washing the ground floor beautifully and then soiling it again from above. High-level work also reveals problems ground-level cleaning never sees — failed sealant at height, gutter overflow staining, coating failure on sun-exposed upper panels, bird nesting at rooflines — and a good high-level visit reports those findings, because they explain staining that will otherwise return regardless of cleaning.
Safety, wind and weather: the limits that are not negotiable
Working at height is governed by limits that do not bend for deadlines. Powered access platforms have manufacturer wind-speed limits, and work above them is unsafe regardless of schedule pressure; towers need firm, level ground and are not used on soft, sloping or obstructed surfaces; water-fed pole work in high wind sprays treatment and dirty water across neighbouring properties and glazing. Rain during high-level chemical work dilutes treatments mid-dwell and creates slip hazards on the ground below, while ice on platforms and paths stops work outright. A high-level plan that does not name its stop conditions is not a safety plan at all.
Ground management is the other half of high-level safety and the half clients see most. Exclusion zones below the work protect pedestrians from falling water, debris and equipment; pedestrian routes are diverted with signage rather than left to chance; parked cars are moved or protected from overspray; and water runoff from height is directed to drains, not left to flood entrances and paths. For schools and hospitals, these arrangements are agreed with the site team around drop-off times, ambulance routes and ward access — because the building below the work keeps functioning while the work happens above it.
How high-level cladding cleaning works
Describe the building and height
Call or WhatsApp +44 7845 463877 with the building type, number of storeys, panel material if known, and ground conditions around the building.
Access survey and safety documents
Height, ground, overhead hazards, pedestrian routes and panel methods are surveyed, and the access plan and safety documents are prepared.
Clean top-down, safely
Upper elevations are treated and washed top-down by the chosen access method, with exclusion zones and signage protecting the ground below.
Report findings from height
Finished elevations are inspected with you, and any seal, gutter, coating or nesting issues seen at height are reported honestly.

Frequently asked questions
What is high-level cladding cleaning?
High-level cladding cleaning is the washing of exterior panels above safe ladder height — multi-storey and high-rise buildings — using water-fed poles, mobile towers or powered access, with risk assessments, method statements and exclusion zones as standard. It covers panels that cannot be reached or cleaned safely from the ground.
How do you reach high cladding safely?
By water-fed poles for mid-level panels from the ground, mobile towers where ground is firm and level, and powered access platforms for tall elevations. The method follows height, ground conditions, overhead hazards and panel type, and is recorded in a method statement agreed with the building team before work starts.
Do you provide risk assessments for high-level work?
Yes, high-level work always includes detailed, site-specific written risk assessments and method statements covering the access method, wind limits, exclusion zones, chemicals, water management and emergency arrangements. These are supplied in advance so facilities teams and health-and-safety leads can review them.
Will high-level cleaning disrupt people below?
Ground below the work is kept clear with exclusion zones and signage, pedestrian routes are diverted safely, and water runoff is directed to drains. For schools and hospitals, work is timed around drop-off, ambulance routes and clinical areas so the building keeps functioning normally.
What if it is windy on the day of high-level work?
Work stops when wind exceeds the safe limit for the access equipment, without argument — powered access has manufacturer wind limits that are not negotiable, and pole work in high wind sprays treatment across neighbouring surfaces. High-level visits are therefore scheduled with a weather contingency agreed in advance.
Can you clean high-rise apartment cladding?
Yes, apartment blocks and high-rise residential buildings are cleaned by the same access methods, phased around residents, balconies, entrances and parking. Resident communication, exclusion zones and protection for cars and glazing are agreed with the managing agent before work starts.
Why does upper cladding look worse than lower cladding?
Upper panels are rarely inspected closely, catch more wind-driven rain and pollution, and develop streaking below ledges and sills that goes unnoticed for years. Cleaning works top-down so dirty rinse water does not re-soil lower panels, and problems seen at height — failed sealant, gutter overflow, coating failure — are reported.
